22™ is an architecture, design, and consulting studio based in Tirana, founded and led by architect Mikel Xeka.
With more than 17 years of professional experience, Mikel has led projects from early concept to construction and handover, working across hospitality, cultural, residential, and mixed-use developments. His practice combines design direction, technical coordination, permitting knowledge, construction documentation, and site experience — allowing the studio to approach each project with both creative clarity and practical control.
This experience also extends into education. As a lecturer at Polis University, Mikel teaches architecture, detailed design, and interior design, focusing on the connection between concept, construction logic, technical detailing, and professional practice.

Our expertise
We design buildings, interiors, and complete project packages.
In architectural design, we develop projects from concept to schematic and detailed design. We work on spatial organization, volume, function, façade, materials, regulations, and the coordination required to move a project toward construction and permitting.
For projects that require a full technical package, we coordinate architecture with the necessary engineering disciplines, including structure, mechanical systems, electrical systems, HVAC, plumbing, lighting, fire-safety requirements, and construction details. The aim is to produce a project that is not only strong as an idea, but complete, coordinated, and ready to be built.
In interior design, we create complete environments, not isolated decorative solutions. We work with layout, atmosphere, materials, furniture, lighting, detailing, and technical integration, so that the space functions properly and feels coherent as a whole.
When required, we also provide supervision and project coordination during implementation. This includes contractor communication, bid evaluation, site visits, technical clarifications, quality control, and support until completion.
We also offer due diligence services for buildings, properties, development projects, and real estate assets. This helps clients, investors, developers, or institutions understand the technical condition, risks, limitations, documentation, and potential of a property before making important decisions.
